I know, I know… Every year this time “sneaks up” on us and suddenly the Parade of Homes is starting (February 20th, this year, by the way!), houses are moving, and our sellers are thinking: “This cannot be the time to list my house! It’s still Winter and there is snow on the ground!”
All very true, and yet when we put a critical eye on the market of this moment, we see that buyers are out in the market looking for inventory and there is not much for them to look at! From the low end (which buyers are ﬁnding nearly impossible to navigate) to even the homes that are competing with new construction in the $400-600,000 range, we are ﬁnding that the well priced homes are literally ﬂying off the market. Not to mention that even some of the seemingly overpriced homes are starting to sell!
What does this indicate for potential sellers right now? Opportunity. Opportunity!Opportunity!!! I am not advocating overpricing homes, and yet I am stating that if there was ever a time to “strike when the iron is hot,” it is right now. Many of the sellers that waited to list until the snow melted in 2014 and 2015 found that most of the buyers, desiring to be settled by Summer, were urgent to secure their “deal” early in the season.
